The Moment You Walk In, You Feel It.

What It Actually Feels Like to Call One of Las Vegas's Most Iconic Five-Star Buildings Home

I’ve walked into a lot of buildings in this city. Some impress on arrival and fade by the time you reach the elevator. The Waldorf Astoria is different. From the moment you step through the doors, there’s a quality to the air — a quiet, unhurried elegance — that tells you this place is not trying to be anything other than exactly what it is. One of the finest addresses in Las Vegas.

Las Vegas has transformed dramatically over the twenty-plus years I’ve worked here. The buyers I serve today — executives, investors, families relocating from the coasts — are increasingly sophisticated. They want a home that reflects who they are, not just where they live. The Waldorf Astoria Residences answer that call in a way very few properties can. It’s one of my most favorite buildings in all of Las Vegas. The moment you walk in, you can feel the five-star elegance of the Waldorf Astoria.

THE ADDRESS

Right in the Heart of It — Above All of It

Sitting within CityCenter on the Las Vegas Strip, the Waldorf Astoria is surrounded by the best the city has to offer — Crystals luxury retail, Aria, T-Mobile Arena, Mastro’s, The Library, Eataly — and yet the building itself operates at a completely different frequency. It’s non-gaming, non-smoking, and utterly calm. The airport is ten minutes away. But you’d never know the Strip was right outside.

That contrast — total accessibility paired with true privacy — is genuinely rare. I tell clients all the time: you can be anywhere in this city in minutes, and yet when you come home, it feels like the world has been left behind. That matters more than people expect until they experience it.

THE RESIDENCES

A Home That Belongs Entirely to You

Floors 24 through 47 are exclusively residential. No hotel guests sharing your elevator. No one passing through. Your own private lobby, your own dedicated elevators, a discreet entry courtyard separate from CityCenter entirely. It is the kind of setup that seems like a small luxury until you’ve lived in a building that doesn’t offer it.

The residences themselves range from one-bedroom sky retreats starting around $1.2M — beautiful, serene, and honestly surprising in how much they feel like a true home — up through two-bedroom layouts approaching 3,000 square feet, and full-floor penthouse suites over 3,900 square feet. Many of the upper-floor penthouses were delivered as shells and finished by world-class designers over the years, which means what’s available now is genuinely custom, genuinely one-of-a-kind. Italian hardwood floors, marble islands, spa baths, wine rooms, Sub-Zero kitchens. These aren’t just luxury finishes — they’re the result of people building exactly the home they wanted, with no compromises.

WHAT’S INCLUDED

Five-Star Service, Delivered Daily

Residents have access to the full Waldorf Astoria hotel offering: a 27,000 square foot award-winning spa, three pools and a cabana deck on the eighth floor, Zen Kitchen, the 23rd-floor bar Hard Shake, and the celebrated Tea Lounge, Peacock Alley. Valet, concierge, 24-hour room service, housekeeping, and turndown service are all available — on your schedule, at your door. The staff will maintain your home while you’re away and prepare it for your return. This is what “lock-and-leave” actually looks like done right.

THE INVESTMENT CASE

A Rare Triple Forbes Five-Star: Hotel, Spa & Restaurant

For buyers thinking about this from an investment perspective — and many of mine are — the Waldorf Astoria checks every box. It’s the only Triple Forbes Five-Star property on the Las Vegas Strip, with a brand that carries trust across every major global market. The inventory is genuinely constrained at 225 residences. Rentals are limited to six-month minimums, which protects the quality of life for everyone in the building and helps hold the value of the asset over time.

HOA fees run roughly $1,400 to $2,900 per month, but that covers valet, water, security, and full access to every amenity — effectively making this a fully managed, full-service property. For clients managing real estate across multiple cities, the Waldorf takes friction off the table rather than adding it.

The rarest thing in luxury residential isn’t the view. It’s knowing that when you come home, someone has already taken care of everything.

WHO THIS IS FOR

The Client Who Knows Exactly What They Want

In my experience, the buyers who fall in love with the Waldorf Astoria aren’t always looking for a showpiece. They’re looking for a home — one that happens to come with a five-star hospitality team, panoramic Strip views, and the kind of daily experience that makes life genuinely better. They tend to be executives, international buyers, and people who’ve spent time in the world’s great cities and know what refined living actually feels like. They recognize the Waldorf brand and they trust it.

They also tend to be private. Discreet. Not interested in being seen, but very interested in being looked after. That describes this building exactly — and it describes many of the clients I’ve had the privilege of serving over the years in Las Vegas. If that sounds like you, I’d love to show you around.
