Most Agents Start With the Property

I've watched a lot of listings launch the same way, photographer books the shoot, the sign goes in the yard, the property hits every portal at once, and then everyone waits to see who shows up. That's exposure. It's not strategy.

The best advisors work in the opposite direction. Before a home ever comes to market, I want to know who's most likely to want it... not a guess, not a demographic, but an actual read on lifestyle, ownership patterns, and how buyers like this one have behaved in this market before.

From Exposure to Precision

Marketing a luxury property to everyone is the same as marketing it to no one. The buyer for a ten-thousand-square-foot estate on a golf course isn't the buyer for a high-rise residence on the Strip, and treating them the same wastes the one thing that actually matters in this price range, the seller's time and the property's positioning.

Precision means narrowing the field before the marketing plan is even built. It means I can walk into a listing appointment and describe, with real data, who is likely to buy the home,  before we've taken a single photo.

Reading Demand Before Creating Supply
