5 Questions Every Serious Buyer Should Ask Before Touring a Luxury Home


Touring a luxury home is an experience but walking through the wrong one is a costly use of everyone's time. After more than two decades working with discerning buyers across Las Vegas's most prestigious communities, I've learned that the most prepared buyers don't just show up with a wishlist. They show up with the right questions.

Before you step through the front door of any high-end property, here are five questions worth asking first.


1. What's the full picture of monthly carrying costs?

The listing price is just the beginning. In luxury real estate, the gap between what a home costs and what it costs to own can be significant — and it varies dramatically from one property to the next.

Ask about HOA fees (and what they actually cover), property taxes based on current assessed value, any special assessments or pending improvements, and utilities for a home of that scale. In high-rise residences like those at The Waldorf Astoria or One Las Vegas, concierge services, valet, and amenity access may be bundled into dues, which can be a tremendous value or a surprise line item depending on your lifestyle.

A serious buyer knows the full monthly number before they fall in love with a property.


2. How long has the home been on the market and why?

Days on market tells a story. A home that's been sitting could signal a pricing issue, deferred maintenance, a title complication, or simply a seller who isn't truly motivated. It could also mean an opportunity for a well-positioned buyer.

Don't just ask how long it's been listed. Ask whether it was previously listed under a different MLS number, whether there have been price reductions, and whether any offers have fallen through. In the luxury segment, discretion matters... some of the most significant transactions never hit the public market at all. An advisor with access to off-market inventory can be the difference between touring what's available and acquiring what's right.


3. What has the seller disclosed and what hasn't been disclosed yet?

Nevada requires sellers to provide a Real Property Disclosure form, but the real due diligence goes further. Before touring, request any known disclosures and ask specifically about prior water intrusion, roof history, HVAC age, pool/spa equipment condition, and any unpermitted work.

For estate-sized properties, I also recommend asking about the age and condition of major systems; HVAC, generators, solar, smart home infrastructure, wine cellars, and outdoor kitchens all carry their own maintenance histories. Understanding what you're inheriting is as important as understanding what you're acquiring.


4. Does the lifestyle actually match yours?

This question is bigger than square footage and finishes. The luxury home that works for a retired couple entertaining on weekends looks nothing like the right home for a family with young children, a buyer who travels constantly, or someone who wants a private compound with no neighbor in sight.

Before touring, be honest about how you actually live. Do you want a lock-and-leave property, or do you want land and a lifestyle estate? Do you want the energy of a guard-gated golf community like Summerlin's Tournament Hills, or the quiet of a custom home in MacDonald Highlands? The best home isn't the most impressive one... it's the one that fits your lifestyle.


5. What's the exit strategy if your needs change?

Even buyers who plan to stay forever should think like investors. Ask about the resale history of comparable properties in the community, how the neighborhood has appreciated over the last five to ten years, and whether there are any factors; new developments, HOA instability, market saturation at that price point... that could affect future value.

In Las Vegas's luxury market, certain communities have proven remarkably resilient. Others have shown more volatility. A trusted advisor should be able to walk you through not just why a property is a beautiful place to live, but why it's a sound place to invest.
